Our organization is regional in structure, providing the flexibility to acquire additional assets and to readily assimilate them into our operations. GF Management leads the field in operations systems, technology, sales and marketing – in all comprising a world-class professional management team.

GF Management operates/asset manages hotels under the various flags associated with Hilton, Six Continents, Marriott, Starwood, Radisson, U.S.F.S., Cendant and Choice, as well as independent properties.

The company operates hotels for third party investors and lenders, and is actively pursuing additional acquisitions and management contracts. GF Management is also involved with lenders in preparing workout evaluations and acting in the capacity of receiver.

Over the past ten years, GF Management has acted as a receiver for hotel properties throughout the country and has performed hotel management, receiverships, workouts, and evaluated over 100 hotel properties for financial institutions. Additional responsibilities have included negotiating franchise agreements and assisting lenders in the sale of hotels.

Financial Analysis
GF Management implements full service financial analysis at each property. Each property will be analyzed based upon pre-determined standards and efficiencies and against industry norms. Specifically, GF Management Financial Team reviews the following: Budget preparation; cash flow analysis; internal control; financial restructuring; and inventory control.

Renovations, Project Development and Engineering Support
The GF Management approach to renovations, project development and engineering support is designed to enhance the value of each property through professional in-house engineering techniques. A renovations program, only implemented after careful research within the market, is designed on a cost effective basis requiring careful scheduling with competitively priced construction management techniques. Renovations and project development include complete analysis, architectural reviews, cost projections, project management and quality control systems.

Engineering support enhances the value of each property through an ongoing program of energy utilization analysis, preventive maintenance reviews and fire and life safety analysis. These programs, combined with the operational expertise, ensure that the asset maximizes its potential value.

Operations
GF Management Operations Specialists analyze rooms, food, beverage and all operational areas of each facility to ensure a quality product for our customers that adapts to consumers’ changing requirements. Internal operational reviews are designed to specifically target numerous areas: Revenue enhancement; cost control procedures; purchasing and inventory; manpower control/benefit; front office systems and quality control procedures.

Sales and Marketing
The Sales and Marketing Team will analyze market positioning, the market mix and all marketing and sales strategies required to be initiated to drive revenues of the property. Each hotel is marketed under its own specific strategic plan with emphasis on: Unique marketing plans, direction and leadership; direct sales action steps; packages, programs, sales initiatives; and marketing cost/benefit analysis.
