PRE-TAKE OVER ANALYSIS 
At GF Hotels & Resorts, we understand the challenges of lenders and servicers face. We are well-versed in the necessary steps leading up to and through negotiated handovers, receiverships, foreclosures and deed-in-lieu. Before transitioning a property, our team thoroughly assesses the asset's situation and develops a strategy that benefits all involved parties.

GF has participated in over 1,000 hotel receivership hearings, in both local and federal court. With this extensive receivership experience, GF comprehends distressed properties' legal complexities and unique challenges.


TRANSITION AND TURNAROUND EXPERTISE 
GF promptly takes steps to secure and safeguard the asset up appointment. Our qualified takeover team can be on-site at the property within 24 hours of receiving the assignment.

Upon transition, the takeover team works through a detailed transition checklist,  identifying any areas of urgent need as well as opportunities of immediate impact. A plan is put in place and executed through the assigned operations team in conjunction with the disposition strategy.
